That was impressive…

Wow.

I didn’t expect the energy and skills that I saw from all the participants in last weekend’s workshops- both the Power Note guys as well as the My First Note participants (we had more women than men in that group, which I found really encouraging!).

It was two-way learning. I learned about tracking down people to talk to in order to buy notes by looking up the people who sign recorded Assignments of Mortgage and Assignments of Deeds of Trust. (Good tip for those of you looking for leads on who, exactly, to talk to at a bank!).

We’ll be posting some more on what we covered and what was discussed, for those of you who didn’t have the chance to attend what was, in the words of one participant, “a mind-blowing gathering of my peers around the country!”

    New and valuable information… cutting edge!
    I feel the workshop had two valuable take aways. The skill sharpening, ever evolving imformation provided by Dean as well as the opportunity to network and profit with like minds. Great workshop/ great group… which resulted in a great combination!

    I believe the best and most resourceful way we can truly begin using our collective talents is in capitalizing and expanding individually on our specific area of interest. Many will wait for that forum to be built and in place, others will share their ideas and experiences, and yet others will execute some serious initiative and commitment and evolve what they are good at. At that point, all parts can collectively “join at the hip” and form what was discussed in the workshop as an “all-resource” platform for all to share in. I believe it can be done. With the right mindset, discipline and drive by just a few, extraordinary things can begin to form.

    I myself will continue to focus on the most efficient ways to find and lock up the seller. I’m committed to it. Within the same spirit of that commitment, I am also establishing and currently working on what I believe is a huge lack/necessity to work with brokers (resi’s) who are one away from the seller. There are people out there with direct relationships as well who are scared to work with daisy chain brokers where all control is lost. People, that because of their current business and established contacts with banks, get these NPN’s and are looking for someone that knows the process that they can trust. These people don’t have buyers. In most cases they are looking for them and don’t know how to work with them.

    The only key to opening that door is in how you speak to these potential resources and your ability to literally say to them, “Let me show you what I can do.” Put yourself out there and perform to the best of your ability. Even if it does not result in a sale, they will admire your boldness and desire/tenacity to really get a sale closed. And if you do close, your credibility with them will hit a new stratosphere and guess what they will do? Keep bringing you business. They will trust you until you do otherwise. You will be surprised what you get when you are straight forward with people. Again, most will take a chance with you when they can feel your sincerity versus just another sales pitch.

    I had 2 brokers call me today, one had a pool of 267 NP resi 2nds (good for Michael R..lol) as well as a much smaller pool of 14 np 1st’s. The point here is that both agreed, after I explained my rationale, to let me contact their seller directly. I will not even continue to move forward otherwise. Trust is something that will be demonstrated. Then it is up to me to find what that seller’s needs truly are and attempt to lock up the deal before it even begins. From there I will establish direct contact with my buyer.

    The point here is I’m completely engulfed in finding different ways to skin this cat in finding notes. Aside from my own ability to successfully contact banks, raise private lender capital, there are plenty of opportunities, if we think creatively, to have deals coming to you with minimal effort.

    I am presently performing DD on three NP 1st’s as a principal and will continue to do so.

    I want to establish myself as the guy you can trust and can contact your seller with credibility and results. I want people to think, ” Will, yeah, he’s the guy that knows how to talk to and deal with the banks; get him to your sellers, he’ll make something happen.”

    I always focus on meaning what I say. If I’m prepared, there is no negotiating that intent when heard. It’s the deliberate word and there is no BS in it.

    All the above is what I want to bring to the table, to share with others and help in bringing together this new platform.
